Tenant fees

In addition to the first month’s rent and security deposit, the following fees are applicable to all tenancy applications:

Referencing & Tenancy Set Up Fees: 1st Applicant £210 inc VAT*. 2nd & Subsequent Applicants £90 inc VAT * per person. Guarantor £120 inc VAT* per person

You should be aware that the need for a Guarantor may not become apparent until your referencing, (including for any joint tenants) has been completed, therefore guarantor referencing fee(s) will only become payable should a guarantor be required.

Inventory/Check in Fees: 10% of the monthly rent plus VAT & subject to a minimum fee of £70 plus VAT.

End of Tenancy:

It is the tenants responsibility to ensure all end of tenancy works are complete (in accordance with the tenancy agreement), if these have not been arranged and paid for by the Tenant there will be a charge to the Tenant by the Agent of 15% plus VAT of the monthly rental (subject to a minimum of charge of £120 inc VAT*) and this amount will be automatically deducted from the Deposit along with the cost of the required works.

Landlord fees

Letting Only Service: Our standard fee for non-managed letting is at 8% plus VAT of the annual rental and will be charged out of the first month’s rent proceeds (with any excess charge after VAT over the rent proceeds being payable by the Landlord).

Letting & Rent Collection: Our standard fee for the Letting & Rent Collection Service is 10% plus VAT of the monthly rent charged on a month-by-month basis through the Tenancy/any extensions with the same tenant.

Fully Managed Letting: Our standard fee for this service is 13% plus VAT of the monthly rental amount and which fee will be charged on a month-by-month basis through the Tenancy/any extensions with the same tenant.

Annual Renewals for Non-Managed Properties: When a ‘non-managed’ tenancy comes to an end and the parties wish to extend for another term, we will confirm the extension and any alterations to the terms, including any rental increase and as well as undertaking a periodic inspection and report of the property, re-register the deposit and so forth and with copies of documents being provided to you. Our fee for this renewal service will be billed to the Landlord on the following basis:- for properties let at up to £1,000 p.c.m: £300 inc VAT*- for properties let at £1,000 p.c.m. and up to £1,500 p.c.m: £360 inc VAT*-  for properties let at £1,500 p.c.m. and up to £2,000 p.c.m: £390 plus VAT*- for properties let at £2,000 p.c.m. and over: £420 inc VAT*.

We offer client money protection through the RICS. We are members of the Ombudsman Service Property who offer course to independent redress. We are also full members of ARLA.
